An impact fee is a one-time charge (not a tax) that applies to new development. It helps pay for the sewer infrastructure needed to support growth and make sure the system continues to meet service standards as new homes and businesses are built.

As growth continues in the area, we plan for future needs through an Impact Fee Facilities Plan (IFFP), which looks at how new development affects the system and how we’ll meet that demand—using both existing capacity and new infrastructure when needed.

The updated IFFP was presented and discussed at a public board meeting on December 9 and was approved unanimously by the Ash Creek Board.

As a result, the residential impact fee in areas served by Ash Creek SSD will increase to $4,990, effective March 10, 2026.
